Answer predictable questions before they are asked through strong listing details, pre-arrival guidance, and a useful digital guidebook.
From the first inquiry to the last goodbye, sincere, timely, and contextual communication creates confidence, reduces uncertainty, solves problems, and helps turn first-time guests into repeat visitors.
A guest wants confidence in the person hosting their stay. We build that confidence through fast responses, positive intent, empathy, clear expectations, and information delivered at the moment it is most useful.
We do not treat guest communication as a sequence of automated messages. It is the bread and butter of how Coquí Stays separates itself from the competition.

When a guest reaches out, speed matters. We respond promptly, understand the context, and keep the guest informed.
A warm tone, positive intent, and a sincere willingness to help can change how a guest experiences an unexpected problem.
We want guests to leave happy, return again, and create more memories at the homes we manage.
I grew up in a small-business family. After school, I stocked shelves, swept floors, answered phones, rang up customers, and helped people find what they needed in my parents' and grandparents' stores.
That experience taught me that a warm smile matters, listening matters, positive intent matters, and helping someone solve a problem matters. Those values were not learned from a hospitality textbook. They were learned by serving customers every day.
Nearly ten years of hosting has helped us refine how we communicate as a reservation progresses. Each stage has a different purpose and a different guest need.

Our guidebooks help guests understand the property and the destination before and during their stay. That means less uncertainty, fewer avoidable questions, and more time enjoying the trip.
Speed is important, but a fast generic answer is not enough. We take the time to understand what the guest is asking, why it matters, and what will help them in that moment.
A refrigerator can stop working. A lock may not code correctly. A contractor can arrive unexpectedly. Those moments do not have to define the stay. How the host responds does.
At a newer property, a builder unexpectedly stopped by to address a small deck issue and woke a family that was taking a nap. We immediately worked with the builder to reset expectations, called the guest directly, and then stopped by with a box of fudge for the family.
The visit gave us the opportunity to apologize in person, listen, and make sure the family felt heard. They were extremely appreciative and said they wanted to return in the fall.
Hospitality is not measured only when everything goes perfectly. It is measured by how we respond when it does not.
“First off, Tim was outstanding and extremely responsive. We had a normal wear and tear issue crop up and he resolved it very quickly. We wished we had known how narrow the upstairs bathroom and shower are, how low the ceilings are upstairs and that there was a step down to the bedroom on the main floor. Stairs are steep for little kids but we had teens so we were good. There was a weird lack of outlets, but if that’s the worst thing about an Airbnb, you know it’s good! The kitchen is fantastic with plenty of pots, pans and seasonings, and the whole house has great appliances. Overall, a beautiful, immaculately clean space close to everything with a great host!”
